1. How long does approval take?
Most applications are reviewed and processed within 48 hours once all required information is submitted. In some cases, additional verification may be needed, which can extend the timeline slightly. We will communicate clearly if anything further is required.
2. What is included in the $75 application fee?
The $75 application fee covers the cost of background screening, credit history review, employment and income verification, and rental history checks. Application fees are non-refundable and are charged per adult applicant (all adults must apply). Application Fees are non-refundable.
3. How do I pay rent?
Rent may be paid using the following methods:
– Online payments through the tenant portal (one-time or recurring automatic payments)
– Personal bank bill pay
– U.S. Mail
Specific payment instructions and due dates will be outlined in your lease and tenant portal after move-in.
4. Do you allow pets?
Pet policies vary by property. Each home has its own rules, restrictions, and potential fees or deposits. Please contact your agent or the listing agent for the specific property you are interested in to confirm pet eligibility before applying.
5. What if I need maintenance?
If the property is managed by our office, you will be assigned a property manager; maintenance requests will be submitted directly through your tenant portal.
If the property is not managed by us, maintenance procedures will be outlined in your lease. In that case, please refer to your lease for instructions on how to proceed.
6. Can I break my lease early?
Early termination terms vary by property and lease agreement. Please review your lease carefully for details regarding early termination options, notice requirements, and any associated fees.
7. Do you require renters’ insurance?
Renters’ insurance is highly recommended due to its low cost and the peace of mind it provides. Some properties may require it as part of the lease, while others may not. Please confirm requirements with your agent or the listing agent for the specific property you are applying for.
8. How do I contact my property manager?
You will have access to your tenant portal, where you can:
– View lease documents
– Submit maintenance requests
– Review account information and notices
For emergencies, we ask that you text your assigned property manager first, using the contact information provided in your lease. We then ask that you submit the request via your tenant portal.
Where can I find answers to questions about my lease or tenant rights?
We encourage all tenants to first review their lease agreement, as it outlines the specific terms, responsibilities, and procedures for your rental.
For general information regarding tenant rights and obligations, you may also review Florida Statute Chapter 83 (Florida Residential Landlord and Tenant Act), which governs residential tenancies in the State of Florida.
